What actually decides the cost of a house clean in Cincinnati

Every cleaning company in Cincinnati prices differently, and most of them will not tell you why. Here is what genuinely moves the number, in the order it matters.

Why nobody can give you a real price from a webpage

A house clean is priced on time. Not on square footage, not on bedroom count — those are only ever proxies for how long the work takes. Two homes of the same size in the same neighborhood can be three hours apart, and the difference is almost never anything you would put in an online form.

This is why an instant-quote calculator so often produces a number that changes when the cleaner arrives. It has to guess at condition, and condition is the single largest variable. A company that gives you a firm number before seeing anything is either padding it heavily to be safe, or is going to revise it on the day. Neither is a good experience.

The honest version is what we do: ask a few questions, quote it properly, and hold that price. It takes a couple of hours instead of ten seconds, and it is right.

The seven things that move the price

  • How long since the last proper cleanThis is the big one. A home cleaned every other week and a home cleaned once in three years are the same square footage and completely different jobs. The first is maintenance. The second is a deep clean, because the buildup has gone into grout, trim, exhaust fans and the tops of things nobody looks at.
  • Bathrooms, and how manyBathrooms are the slowest rooms in a house per square foot, by a distance. Going from two to three bathrooms adds far more time than adding a bedroom does. If you are comparing quotes and one is much cheaper, check what it assumes about bathrooms.
  • Kitchen conditionSpecifically the stovetop, the exhaust fan and whether anything has been baked on. A wiped-down kitchen is quick. A kitchen where a pan boiled over three weeks ago is not, and no amount of product replaces the minutes.
  • Type of cleanStandard, deep, move-out, post-construction and Airbnb turnover are genuinely different scopes, not tiers of effort. A move-out includes inside cabinets, inside the oven and inside the fridge, because it has to pass a landlord. A standard clean does not touch any of those.
  • FloorsCarpet vacuums fast. Hard floors have to be vacuumed and then mopped, which is two passes. Original hardwood — very common in Hyde Park, Wyoming, Mariemont and the older parts of Norwood — needs damp mopping with the minimum water, which is slower and more careful than running a wet mop over laminate.
  • Clutter and how much surface is clearCleaners clean; they do not tidy, and tidying somebody else's belongings is both slow and risky. A kitchen counter with eleven things on it takes several times longer than a clear one, because every item has to be moved, the surface cleaned, and the item put back exactly where it was.
  • PetsNot a surcharge, a time factor. Pet hair works into upholstery and carpet edges and needs a second pass with different equipment. Two shedding dogs can add close to an hour to a whole-house clean.

What does not move the price as much as people expect

  • Bedroom count. A bedroom is a fast room — a bed, some surfaces, a floor. Three bedrooms versus four is a much smaller difference than one bathroom versus two.
  • Total square footage on its own. A large open-plan area cleans quickly per square foot. A small house chopped into many small rooms with lots of doorways, corners and trim does not.
  • How expensive the house looks. Nobody sane prices off the zip code, and a company that does is telling you something about itself. What matters is the work.
  • How messy you feel it is. People routinely apologize for homes that are perfectly normal and cheerfully describe genuinely difficult ones as "not too bad". Say what is actually there and the quote comes back right.

Recurring costs less per visit, and here is the mechanism

Every cleaning company in the country discounts recurring work, and it is not a loyalty gesture. A home cleaned every two weeks never accumulates the buildup that makes a clean slow. The second visit is meaningfully quicker than the first, and the fifth is quicker again, so the same visit costs less to deliver.

There is a scheduling reason too. A standing every other week slot is a booking nobody has to sell, chase or fill, and that certainty is worth real money to a small operator. Both savings go back into the price.

The first clean on a recurring plan is usually priced as a deep clean, because it is one. After that the ongoing visits settle to the recurring rate. Any company that quotes the recurring rate for the first visit is going to be unpleasantly surprised on the day, and so are you.

How to get an accurate quote the first time

The difference between a quote that holds and a quote that gets revised is almost entirely in what you tell us up front. Five things:

  1. Bedrooms and bathrooms, counting half-baths separately.
  2. Roughly when the place was last cleaned properly — "last month", "last year", "never since we moved in" is plenty.
  3. Floor types, particularly if there is original hardwood or a lot of tile.
  4. Pets, and whether they shed.
  5. Anything specific that is worrying you. A shower that has stopped coming clean, an oven, a fridge, a basement. These are the things that turn a quote into a surprise if we hear about them on the day.

A photo of the kitchen and one bathroom answers most of it faster than any form. Text them to the number below and you will usually have a price back within a couple of hours.

Reading a Cincinnati cleaning quote

If you are collecting a few quotes, they are only comparable once you know these four things about each one:

  • Is it a firm price or an hourly rate? An hourly rate with no cap is not a quote. Ask what happens if it takes longer than estimated, and get the answer before the day.
  • What exactly is included? Inside the oven, inside the fridge, inside cabinets, windows, baseboards — all of these are commonly excluded and commonly assumed.
  • Is the cleaner insured and bonded? This matters the day something gets broken, and only then. Ask before, not after.
  • What happens if you are not happy? A re-clean guarantee with a time limit on it is a real commitment. "We will make it right" is not.

Common questions

Why will you not put prices on your website?
Because a printed price is only honest if it is right, and a price set without seeing the home is a guess. Homes of the same size differ by hours depending on condition, floors, bathrooms and pets. We would rather take two hours and quote it properly than publish a number we would have to revise on the doorstep.
Is a deep clean worth it, or should I just book a standard clean?
If the home has not had a professional clean in the last six months, a deep clean first is worth it and a standard clean will disappoint you. A standard clean is designed to maintain a level that has already been reached; it does not reach into grout, trim, exhaust fans or behind furniture. Deep clean once, then maintain.
Do I need to tidy before the cleaner comes?
Clearing surfaces genuinely helps and it is the single most effective thing you can do to keep a clean quick. You do not need to clean before we arrive — that would rather defeat the purpose — but clear counters, floors and counters mean the time goes into cleaning rather than moving your belongings around.
Do you charge extra for pets?
No surcharge. Pet hair does add time, and if there is a lot of it that is reflected in the quote, but there is no separate pet fee and no objection to animals being home. Tell us if a dog is nervous of the vacuum and we work around it.
